For Buyers

The Home Buying Process

Know exactly what to expect — from your first search to the keys in your hand.

Buying a home is one of the biggest decisions you'll make — but it doesn't have to be stressful. Here's the road map Vence uses to guide buyers across Metro Detroit, so you always know what's next and why it matters.

1. Get pre-approved

Before you fall in love with a home, know your budget. A lender reviews your finances and issues a pre-approval letter, which tells you your price range and shows sellers you're serious. In a competitive market, this step is what gets your offer taken seriously.

2. Define what matters

Neighborhood, commute, schools, square footage, must-haves versus nice-to-haves — we'll get clear on your priorities so your search is focused on homes that actually fit.

3. Search smart

You'll get a custom search so new listings that match your criteria reach you the moment they hit the market. When something looks right, we tour it — in person or virtually.

4. Write a winning offer

This is where representation pays off. Vence helps you structure a strong, strategic offer — price, contingencies, terms — that protects your interests while giving you the best chance to win, even in a multiple-offer situation.

5. Inspection & due diligence

Once your offer is accepted, a professional inspection tells you the true condition of the home. We'll review the findings together and negotiate repairs or credits where it makes sense.

6. Appraisal & financing

Your lender orders an appraisal and finalizes your loan. Vence keeps everyone — lender, title company, the other agent — moving so nothing stalls your closing.

7. Closing day

You'll do a final walkthrough, sign your paperwork, and get the keys. Welcome home. And because Vence values long-term relationships, he's a resource well after closing.
